Selling a property is a big decision, and in a place like Bobcaygeon and the Kawarthas, it’s rarely just about real estate. Homes and cottages here hold a lot of memories — family summers, weekend getaways, and years of hard work maintaining the property.
Whether you’re planning to sell soon or just starting to think about it, my goal is to make the process feel organized, straightforward, and well thought out from the very beginning.
Working with someone local who understands rural properties, seasonal markets, waterfront considerations, and buyer expectations in cottage country makes a huge difference when it comes to both pricing and preparation.
Every property is different, and every seller has a different situation. My job is to help you understand the market, get the property properly prepared, and position it so buyers feel confident making an offer.
Here’s what working together typically looks like.
Pricing isn’t just about looking at recent sales. It’s about understanding buyer behaviour right now, the competition currently on the market, and the unique features of your property.
In cottage country especially, things like water access, road access, municipal services, shoreline, or seasonal timing can impact value significantly. I take the time to review all of these factors so we price strategically from day one.
Having lived and worked in the Kawartha Lakes area for years, I understand the small details that buyers ask about — things that often don’t show up on a standard listing sheet.
Questions about wells, septic systems, lake access, road maintenance, and seasonal costs come up all the time, and preparing for those conversations ahead of time helps the sale go much more smoothly.
Professional photography, floor plans, drone images, and strong online exposure are all part of the process.
But marketing starts long before the photos are taken. It begins with making sure the property is presented clearly, accurately, and confidently to buyers.
Over the past several years, my fiancé and I have also built and sold two of our own custom homes. Going through the process personally has given me an even deeper understanding of what sellers experience - from preparing the home and pricing it correctly to navigating offers and inspections. It's something I think about every time I help a client prepare their property for sale.
One of the biggest things I help sellers with is getting everything organized before we even go live on the market.
Buyers today ask a lot of questions — and the more answers we have ready, the more confident they feel when making an offer.
Some of the things I often recommend gathering ahead of time include:
• Recent water test results (especially for well properties)
• Septic pump-out records or inspection reports
• Approximate utility costs for heating, hydro, and water
• Maintenance records or receipts for things like roofs, furnaces, septic work, or renovations
• Survey or property documents, if available
• Any warranties or manuals for major systems or appliances
Having these details ready shows buyers the property has been well cared for and properly maintained, and it can prevent delays or surprises later in the process.
Before listing, we’ll also talk through simple things that help a property show its best.
Sometimes that means:
• Decluttering and cleaning
• Small maintenance or repairs
• Improving curb appeal
• Minor staging, full staging or furniture adjustments
• Seasonal touches depending on when we list
Every property is different. Sometimes I stage fully, and sometimes I work with what you already have and just refine things.
The goal is always the same: help buyers walk in and immediately feel comfortable with the home.
Once everything is prepared, the rest of the process tends to move smoothly.

My role is to handle the details, keep communication clear, and make sure you feel comfortable and informed throughout the entire process.
If you’re thinking about selling — whether it’s this year, next year, or just exploring the idea — I’m always happy to talk things through.
Sometimes that starts with a simple conversation, and other times with a professional Opinion of Value so you understand where the market currently sits.
Either way, there’s never any pressure — just honest advice and local insight.
